Influence of tensioning areas

The mechanism proposed by the Housing Law for the Declaration of Tensioning Areas has added to the cities of Donostia-San Sebastián and Coruña, as well as twenty Navarrese municipalities, including Pamplona, to the list. “Renting an apartment in Spain is increasingly expensive, but the legal tool available to the autonomous communities to limit prices will not solve the problem alone, since other fronts are opened such as the transfer to the temporary rental,” says the director of studies of floors.com, Ferran Font.

With the context of an insufficient background offer, “there are owners who rise to the wave of the increases to take a greater profitability to their floor, given that although the price is a barrier, tenants will not be missing,” says Ferran, adding that “another thing is how this profile is faced with the risk of default and moral dilemma because, precisely, living quiet is what leads some landlord expenses and, if perhaps, a reasonable benefit, but this type of solidarity owners are the least, ”admits the manager.

Font believes that the market will remain unbalanced “as long as supply dump is not fostered through the production of new housing, since, bringing demand to the sale, it would be possible to release some tension within the rent.”
