Torrero will expand its housing park with 106 new floors in the old student

Good news for those who seek to live in Torrero, and that is that the neighborhood will see its housing park expanded very soon. This was announced on Friday by the Minister of Urban Planning, Infrastructure, Energy and Housing, Víctor Serrano, in charge of detailing the most important agreements reached by the government of Saragossa During the meeting that has remained this morning. Thus, the sale, in a single lot, of two plots for 106 homes on the lands of the old aluminum factory has been bidding.

The type of bidding, up tox, is established at 7,215,320.47 euros, taxes not included. Serrano has indicated that, in this way, the Government will settle “a debt with the urban development of the environment of the Imperial Canal that had been paralyzed almost 50 years without finding its definitive impulse.”

Effort to increase the offer and lower the price of housing

Likewise, the counselor has assured that “2,291 affordable rental homes are also being built in the city, with projects of European funds and its own municipal budget”, highlighting “or“ the 95 homes projected in San José and the 34 collective in Torrero. ” Sustainable is to do it with quiet developments, in our consolidated neighborhoods, and within what our PGOU is collected, with urban gaps that had been stagnant years. ”

Up to 62 floors on Neptune Street

In this way, the municipal government has launched the alienation of this lot of two municipal floors that is composed of plot 4a, with an area of 934.12 square meters and a maximum buildable of 7,797.81 square meters, and which is located on Neptune street, qualified for the construction of free housing with a maximum number of 62 floors.

This space, with a value of 4,475,961.86 euros, beautiful to the north with a plot for the newly created public green zone called Plaza Crónica del Alba and with Tetuán Street; to the south, with another green area and Neptune street; to the east, with immediate road to Neptune street; and to the west, with the plots destined for the corresponding public green zone with the Chronicle Plaza del Alba and ZV 36.10 of the General Plan.

Up to 44 homes on Santa Gema Street

On the other hand, plot 4B, valued at 2,739,358.61 euros, is located on Santa Gema Street and is qualified for the construction of a maximum number of 44 homes. In this case, the land has an area of 820.10 m² and a maximum buildable of 5,489.86 m². As for its location, the terrain cute south with a public green area; to the east, with a public green zone called Plaza Crónica del Alba; and to the west and north with urbanized plots.

These plots result from the final approval of the modification No. 2 of the peri of the U-36-8 area approved in 2019. This modification sought to transform the private free space of the interior of the housing plot into a public green zone and ordered the building in two municipal soils, the 4A and 4B plots that now come out to disposal, so that said free space was extended towards the imperial channel Municipal José Garcés, to the Northeast.

The U-36-8 intervention area was already collected in the 1986 PGOU and was the subject of a special plan approved in 1991 and modified in 1997. The plot ended up repaired and urbanized with soils that served so that, at the beginning of the century, Mayor José Atarés promoted the construction of the CD PEPE GARCÉS, which then had been resolved 25 years of San José and Torrero.
